Current First Home Owners Grants/Reliefs Available

First Home Owners Grant: 

As a first home buyer in South Australia you may be eligible for a first home owner grant of up to $15,000, if you are: buying a new home, buying an off-the-plan apartment, buying land and a new home or if you purchase vacant land that you are building a new home on.

To be eligible for the grant you must also be:

•   an Australian citizen or permanent resident. New Zealand citizens permanently residing in Australia who hold Special Category Visas may also apply.

•   at least 18 years of age.

•   a natural person, and

•   you must also reside in the home as your principal place of residence for a continuous period of at least six months commencing within 12 months of date of settlement for contracts to purchase, or the date construction is completed for owner builders or contracts to build.

The first home owner grant is available for new homes with a value of up to:

•   $650,000 or less where the contract was entered into on or after 15 June 2023; or

•   $575,000 or less where the contract was entered into on or before 14 June 2023.

Stamp Duty Relief:

In a significant move aimed at supporting first-time home buyers, the South Australian government announced in June 2023 that stamp duty will be abolished for eligible individuals looking to build or buy your first home. The Stamp Duty Relief is available when the contract to purchase a new home or vacant land is entered into on or after 15 June 2023.

Stamp Duty relief will apply to new homes valued up to $650,000. Additionally, relief will be progressively phased out for properties valued up to $700,000.

If you are purchasing vacant land to construct  your first home, stamp duty relief will also be extended. Stamp duty will be abolished on land valued up to $400,000, with relief phasing out for land valued up to $450,000.
